Description
This quaint Ranch Style Beachhouse is situated on the edge of a cliff 50' above Lake Erie. A private beach is stairway accessible and only a 10 minute walk from Sturgeon Pt. Marina and Connors Hot Dog Stand.

It offers a magnificent view of Lake Erie, colorfully punctuated by gardens featuring an assortment of perennials and annuals.

The home is fully carpeted, beautifully decorated and the greatroom opens to a wrap around deck,offering a panoramic view of the lake. The back deck is 10'x 22' and surrounded by plexiglass to enhance the view. Speaking of views! The sun sets directly off the deck. Looking outside from the great room, you'd swear you were on a ship.

Ceiling fans suspended from rustic tongue & groove slanted ceilings are found in the bedrooms and greatroom. On those really hot nights, AC is available.

The Master Bedroom features a private bath with stall shower, a cedar closet for extra bedding, 2 dressers, double closet, beautiful Queen size bed and slider opening to a small deck. Open the slider and let the sound of the waves lull you to sleep.

The galley kitchen is fully equipped with a new refrigerator with ice maker, dishwasher, stove, microwave and coffee pot. The kitchen overlooks a small courtyard with a wooden swingset with tower, stone garden, pond and beach scene mural.

The second bedroom includes a Queen size bed, dresser, closet and television with VCR. It is across from the main bathroom, tub and shower included.

The great room has an L Shaped Sofa which opens into a Queen size bed for additional sleeping accomodations. A wood burning stove, TV and cable are included.

Other amenities include a gas grill, 2 Kayaks, Snorkling gear,Boogie Boards, wooden Swing, umbrella/picnic table, beach towels and wooden and resin outdoor furniture.

The utiliy room in the basement features a new washer and dryer, furnace and storage space.

If you are a boater you will be glad to know you can park your boat and trailer on the lawn in front of the garage or in the driveway. Stream fisherman will want to check out our proximity to 18 Mile Creek. Don't like fishing? You can walk the creek bed and pick up fossils 390 million years old. Both young and old alike love to collect beach glass and fossils when visiting.

While we are pet friendly, only small dogs (must be housebroken) are permitted.

The Beachhouse is located in the town of Derby, a 10 minute drive into the heart of town where you will find a major Supermarket and other shops. You are 5 minutes from Wendt Beach and 15 minutes from Angola. Graycliff, Frank LLoyd Wright's architectural wonder, is about 10 minutes away, just before 18 Mile Creek.

It is situated about 30 minutes from downtown Buffalo and the Greater Buffalo International airport,and approximately 20 minutes from many well known restaurants located on Route 5 in Hamburg.

Our Beachhouse is available to rent all year round.  The rent for June, July and August is $1300 per week plus a $350 security deposit. Rent for September and October is $850 per week with a $250 Security deposit.  The beachhouse is available for rent on a month to month basis for $900.00 plus utilities for November through May. A rental agreement is required.
